Free zone vs non-free zone in Dubai Silicon Oasis

Ownership status changes what you can do with a home and who can buy it from you next. Here is what it actually means in DSO.

Dubai Silicon Oasis (DSO) is a free zone as well as a residential community, which raises a fair question: does that change anything about buying a home there?

Freehold is still freehold

Residential units in DSO are sold freehold to all nationalities, the same as Downtown or the Marina. The free-zone status governs the business park and its companies, not your title deed. You own the home outright.

What the free zone gives you

Companies registered in the DSO free zone get full ownership, tax advantages and one-stop licensing. For a homeowner, that mainly means a large, self-contained employment base next door, which supports steady rental demand.

What to check before you buy

  • Service charges: they vary a lot between towers.
  • The developer’s handover record: especially for off-plan.
  • Land status of the specific plot: freehold vs leasehold.

DSO tends to offer higher yields than prime Dubai for a lower entry price. Whether that trade-off suits you depends on your goals, and we are happy to run the numbers before you commit.
